Here are some qualifying questions to consider:

  • How much, if any, insulation is damp? Wet insulation can compromise the structural integrity of the roof.
  • How many roof systems are currently in place? Building codes often restrict the number of layers a roof can have.
  • How much of the scrim (the reinforcing fabric layer) is visible?
  • How many fasteners have backed out of place? Loose fasteners can be an indication of deeper problems with the roof's structure.
  • Is there standing water on the roof? Poor drainage and slope issues can lead to water pooling, which damages the roof.
  • Are there any sections of the roof that are unsafe to walk on due to rusted metal panels, such as with metal shingles?
  • Is there an aluminized coating present? This can impact the approach needed for restoration, particularly with metal roofs.

Before choosing a roofing company, it’s essential to ask what percentage of their annual business involves repairs versus full replacements. A company that primarily focuses on replacements might be more inclined to suggest a complete replacement, even when a restoration could be a viable solution. A company with a balanced approach can provide an unbiased judgment and help you decide the best path forward for your commercial roof.
