Our fall inspection includes surface checks, infrared moisture scanning, and drain performance testing. Here’s what we found:

  • Several membrane seams are beginning to de-laminate
  • Cracked and aged flashing around HVAC curbs and pipe penetrations
  • Minor ponding near a corner drain
  • Wet insulation beneath a known leak area

While no catastrophic damage was found, these small issues posed serious risks once snow and ice arrived.


The Repair Plan: Targeted Fixes Before Freeze-Up

Our team develops a same-week action plan to address the issues before winter set in:

  • Heat-welded and re-adhered all open seams using manufacturer-approved EPDM techniques
  • Reflashed all curbs and penetrations with new membrane boots and sealant
  • Added tapered insulation patches in low-spot areas to improve drainage
  • Removed and replaced wet insulation in affected sections

All work was completed within three days, with no disruption to the building’s operation.
