Dartmouth College Undertakes Major Roofing Project

The most visible construction project taking place on the Dartmouth College campus this spring is a major re-roofing of the east side of the Alumni Gym with copper batten seam material. Engelberth Construction began work on the site in March, with completion anticipated before the fall semester begins in September.

The main roof at the gym over the Karl Michael pool is about 22,000 square feet in size, and the roof over the alternate Spaulding Pool adds additional footage. The job consists of the removal and replacement of the existing copper roofing, over-framing, and insulation of the existing roof as well as the replacement of drywall and insulation around the Karl Michael Pool. Structural upgrades to the pool itself, and painting of the new drywall and existing steel trusses, are also included, according to Glenn Terk, project manager for Engelberth. The entire project cost is estimated to approach $3.9 million. The project will only deal with the roofs over Karl Michael pool and Spaulding pools. The roof on the west side, over the intramural gym, was replaced during the summer of 2012.

According to Patrick O’Hern, senior project manager of Facilities Operations & Management at Dartmouth College, the Alumni Gymnasium is a truly historic building that was erected in 1909, at which time it was considered to be one of the most complete gymnasiums in the eastern U.S. The spacious Alumni gymnasium contains the two swimming pools, with modern Karl Michael championship pool having bleachers for 400 spectators. “There are also intramural basketball courts, squash courts, a jogging track, fencing lanes, and a rowing room complete with training tanks within its 129,000 square feet,” said O’Hern. A $12 million renovation to Alumni Gymnasium was completed in 2005. That project included the creation of a 14,000 square foot recreational fitness center; eight new multi-use fitness spaces, comprising about 10,000 square feet; infrastructure improvements to Karl Michael Pool; handicapped accessibility; and an elevator serving the gym’s three levels.

Terk said that a radiant heating loop and associated equipment is required on the north columns of the Karl Michael pool, and adjustments to the duct plenums will be needed as part of the project this year. Sprinkler system work, and minor electrical changes will be needed to support installation of the new mechanical equipment, and reworking of existing finishes is also included in the plan.

“Access to the underside of the main roof, and keeping the rest of the gym operational with guests and staff safe from construction activities will compound the challenges of this job, particularly with the importance of an on-time completion so that there is minimal disruption to any of the College’s activities,” added Terk.
